Description:

The General Manager manages community operations of Walden on Lake Conroe Community Improvement Association, Inc., a nonprofit organization under the provisions of the Texas Nonprofit Corporation Act. The Association is exempt from Federal income taxes under Section 501(c) (4) of the Internal Revenue Code. The Association provides for the operation and management of the common areas located within Walden on Lake Conroe, Montgomery, Texas. The community incorporates, among other things, approximately 5,300 lots, including single family residences, townhouses, condominiums, and extensive recreational amenities (approximately 10,000 residents). Amenities include a community center, two full-service restaurants, racquet center, fitness center, boat launches, recreational fields, and parks.

Responsibilities:

  • Oversee all community strategy, planning, and operations, including but not limited to:
  • Leading customer service and customer relations to residents, ensuring prompt action to address problems.
  • Leading employee experience including, but not limited to employee relations, handbook development, policy implementation, salary administration, hiring and firing decisions, disciplinary actions, and relations with Walden CIA's HR consultant.
  • Leading financial operations, including monthly reporting, collection of maintenance fees, foreclosures, approval of contracts, vendor payments, annual budgeting, reserve studies.
  • Managing legal firm access and leading legal relations.
  • Delivering all communications between Board, staff, and residents, including weekly responsibility for updates to Board on items of interest, publication of monthly newsletter and issuance of occasional eBlast notifications on critical community communications.
  • Overseeing management of deed restriction enforcement and amendment for 23 sections of single-family residences, 10 condominium associations, and over 20 commercial tracts.
  • Overseeing management of Architectural Control Committee activities for new home building, remodeling, exterior maintenance and repair, and bulkhead/dock placement and repair.
  • Overseeing Operation of Walden's Lakeside Dining (fine dining), Breakwater Grille (casual dining), both are full-service restaurants serving food and liquor.
  • Overseeing Community Center operations for community meetings, recreation, banquets, weddings.
  • Overseeing Summer operation of Yacht Club pool, including multiple shifts of lifeguards and gate guards, and food service from the Breakwater Grille.
  • Overseeing Year-round operation of heated Fitness Center pool, for exercise use by adult residents.
  • Overseeing Fitness Center policy management, maintenance, and contract compliance, as day to day management is outsourced.
  • Overseeing Racquet Club policy management, contract compliance and maintenance of 16 tennis courts, 10 of which are lighted for evening play and 4 of which are covered, as day-to-day management is outsourced.
  • Overseeing North and South boat ramps operation and maintenance.
  • Overseeing Roadway and Grounds operations, to maintain grounds and landscaping.
  • Overseeing and updating information technology use, including POS at restaurants, access card use at amenities, and system upgrades/cloud use for day-to-day IT.
  • Overseeing Facility maintenance and improvement projects.
  • Recommending community policy development to the Board, reflecting changes in law, regulations, and community values.
  • Reviewing and obtaining insurance coverages for all buildings, vehicles and WCIA assets.
  • Developing resident communication strategies and methodologies using latest technology and techniques.

Candidate Qualifications:

  • 10+ years management experience, 5+ years of HOA or property management.
  • Microsoft Office proficiency - High proficiency in Outlook, PowerPoint and Excel required.
  • Proficient in system-oriented tasks with expertise in accounting software, internet-based applications, and payroll systems, including NorthStar.
